Absolutely - and Cyprus remains one of the most popular retirement destinations for British nationals. SLV Estates has helped hundreds of UK retirees make the move, and we provide personalised retirement advice as part of our service.

Post-Brexit, UK nationals have two main residency routes available:

  • Category 5(F) - the regular route: best suited to pensioners with secure income from abroad. You'll need to demonstrate sufficient funds to live without working in Cyprus, plus a place to stay. Owning a property weighs heavily in your favour when the application is assessed.
  • Regulation 6(2) - fast-track permanent residency: purchase a new-build property worth at least €300,000 + VAT and demonstrate a secure annual income of at least €50,000 from abroad. Processing typically takes 3–6 months and the permit is valid for life.
  • UK nationals can visit Cyprus visa-free for up to 90 days in any 180-day period
  • Cyprus has a double taxation agreement with the UK protecting pension income
  • Access to the GESY public health system once residency is established
  • English is widely spoken - over 320 days of sunshine per year
  • No inheritance tax, low cost of living, excellent schools and universities

SLV Estates works alongside experienced, independent Cypriot lawyers to ensure every purchase is legally sound. Here are the key requirements for overseas buyers:

  • Council of Ministers approval - required for non-EU nationals (including UK buyers post-Brexit). This is a straightforward process handled by your legal representative. UK nationals may purchase up to two properties per family.
  • Sale Agreement registration - your Sale Agreement must be stamped and lodged with the Land Registry within 6 months of signing. This protects your interest in the property.
  • Tax Identification Number (TIN) - required before completion; we can help you obtain this.
  • Transfer fees - payable to the Land Registry on title deed transfer (3%–8% depending on value). Use our Buying Fees Calculator to estimate your total costs.
  • Title deed verification - a critical step our legal partners will carry out to ensure the property is free of encumbrances

How to get Cyprus citizenship by investment?

Cyprus's formal Citizenship by Investment Programme (CIP) was suspended in November 2020. However, there is still a clear and well-established route to long-term residency - and ultimately citizenship - through property investment, and SLV Estates can guide you through every step.
